Clearstone Proposes 300MW Data Center Campus in Kent, UK
UK renewable energy developer Clearstone has unveiled plans to build a major data center campus near Dartford in Kent, marking the latest in a series of large-scale digital infrastructure projects targeting the country’s growing demand for AI and cloud computing capacity. The company submitted the proposal through its affiliate CSE52 Ltd, and the UK Government has agreed to treat the project as a development of national significance, a designation that could accelerate the planning process.
The proposed Ebbsfleet AI Data Centre Campus would be developed on a 145-acre site on New Barn Road, with a total capacity of 300MW. Clearstone expects to deliver up to 180,000 square meters (1.9 million square feet) of data center space across four buildings, with the first phase expected to come online in 2030. The campus will also include an on-site substation, with power supplied through a connection to the UK’s electricity transmission network, owned and operated by National Grid. The site is currently used for agriculture as polytunnel horticultural land.
Clearstone, founded in 2016, describes itself as a UK infrastructure developer specializing in “next-generation, grid-connected infrastructure.” The company has developed 2GW of energy projects to date. Its Clearstone Energy division focuses on utility-scale solar farms and battery energy storage systems (BESS), while its Clearstone Data arm is responsible for data center development. The firm claims to have 900MW and 500,000 square meters (5.3 million square feet) of data center projects in development, including a 300MW development on 37 acres near Luton, known as the Junction DC project, and a 300MW project on 100 acres in East London, both also targeting a 2030 launch.
The announcement comes after Clearstone’s previous attempt to develop a 300MW BESS system in Dartford, called the Dartford Energy Hub, which it withdrew in October 2025 after planning officials indicated it should be refused. A full public consultation on the draft proposals for the data center campus is expected to take place in 2027, according to the company.
