Alternative investment manager Barings has secured a 10-year lease extension with a global data center operator at its Vanda 3 property in Kista, Stockholm, a site already known to host Digital Realty’s STO6 data center. As part of the agreement, Barings has also secured an additional 30 megawatts of power capacity for the facility, enabling significant expansion of data center operations in a market where access to electricity remains a critical constraint.

The Vanda 3 asset is a mixed-use property spanning 65,000 square meters, offering data center, logistics, storage, and industrial space. The unnamed customer currently occupies 15,000 square meters of the facility. The power upgrade, provided by Swedish utility Ellevio, is already underway to connect the site to the grid. This additional capacity will allow Barings to convert further buildings on the property to data center use, with plans to expand the site by an additional 25,000 square meters in 2027.

Olli Forsman, director of transactions and asset management in the Nordics at Barings, said the lease extension is a strong endorsement of Vanda 3’s quality and long-term relevance as a data center location. “Alongside this, securing additional power capacity is a pivotal milestone that significantly enhances the asset’s ability to support further expansion,” Forsman added. “In a market where access to power remains a key constraint, this puts us in a strong position to support both existing and new operators looking to scale in Stockholm.”

Kristina Johnson, senior director of Nordics asset management at Barings, noted that the combination of secured power, existing infrastructure, and development flexibility creates a compelling proposition for data center operators. “The Nordics is one of our preferred markets across a range of asset classes and capital profiles,” Johnson said. “We will continue to explore all opportunities where we can create value on behalf of our partners.”

Digital Realty currently houses its STO6 data center at Vanda 3, a facility spanning 8,300 square meters that relies on free cooling for more than half the year, supplemented by remote seawater cooling. The company operates five additional data centers in Stockholm at its campus on Esbogaten 11, adjacent to the Vanda 3 site. Barings originally acquired the property in 2022 from Pictet Alternative Advisors and Brunswick Real Estate, who had purchased the site in 2020 for an undisclosed amount.

The lease extension and power upgrade underscore the growing demand for data center capacity in the Nordic region, where abundant renewable energy and cool climates have made it a prime location for hyperscale and colocation facilities. By securing long-term tenure and additional power, Barings is positioning Vanda 3 to capture future demand from operators seeking to scale in Stockholm, while reinforcing the site’s role as a strategic asset in the region’s digital infrastructure landscape.
