Leon Capital-Backed Venture Aims to Repurpose Industrial Assets for AI Infrastructure

A new pan-European data center developer has entered the market with a specialized strategy to address the continent's pressing need for scalable, powered, and sustainable digital infrastructure. The launch of PoweringAI comes at a critical juncture as demand for AI compute capacity surges, placing unprecedented strain on power grids and available land. Repurposing existing industrial sites is increasingly seen as a viable solution to accelerate development while supporting broader energy transition goals.

Advisory firm Xynteo, which is backed by funds advised by European investment specialist Leon Capital LLP, this month announced the spin-off and launch of PoweringAI. The new venture is launching with a significant pipeline of 350 megawatts (MW) across advanced projects. Its business model is centered on transforming legacy industrial and port facilities into integrated complexes that combine data centers with on-site energy generation, termed "energy park + data center" developments.

Michael Youtsos, a partner at Leon Capital and chair of PoweringAI, explained the venture's unique approach. "We are unlocking a category of sites that have remained inaccessible to the broader market," he said. "By tapping into Xynteo’s industrial incumbent relationships, coupled with more than a year’s worth of investment in IP and expertise with site origination and development, we are creating a platform that delivers commercial success at the intersection of power and compute."

The strategic move follows Leon Capital's majority investment in Xynteo in 2023. Leon Capital, founded in 2022, is a mid-market private equity firm focused on Western Europe. Rasmus Lundsgaard Nielsen, partner and CEO of Xynteo, described the spin-off as "a natural evolution of Xynteo’s mission—turning complex industrial challenges into scalable opportunities for good growth, with local job creation, and circular reuse of legacy assets." He added that PoweringAI is building "the development engine Europe needs to deliver AI infrastructure at speed, with quality, and with industrial legitimacy."

Industry experts highlight the potential impact of this model. Alex Rabbetts, a senior advisor for data centers at PoweringAI, noted, "As Europe’s energy transition accelerates, the intersection of power, industry, and compute will define the next decade of infrastructure investment. PoweringAI is uniquely positioned to build that bridge—delivering sustainable, powered data center sites with deep industrial integration." While specific project locations and timelines remain undisclosed, the venture's substantial pipeline signals a concerted effort to reshape how critical digital infrastructure is sited and powered across the region.
