UK Greenlights Major AI Data Center Campus in North Lincolnshire with £10bn Investment

North Lincolnshire Council has granted approval for the development of Elsham Tech Park, positioning it to become one of the United Kingdom's largest and most innovative artificial intelligence data center campuses. The decision underscores the region's growing significance in the global race for advanced computing infrastructure, which is critical for powering the next generation of AI models and services.

The approved plans outline a massive technology hub to be constructed adjacent to the Elsham Wolds Industrial Estate. The project is projected to attract up to £10 billion in total investment. At full build-out, the campus will comprise up to 15 individual data center buildings, sprawling across a 435-acre (176-hectare) site. Its computing capacity is slated to reach 1 gigawatt (1,000MW), a scale that places it among the most substantial AI-dedicated facilities proposed in the country. The on-site energy center is designed to produce up to 49.9MW of electricity annually to support operations.

A distinctive feature of the development is its integrated sustainability model. A large greenhouse complex will be built alongside the data centers to utilize waste heat from server cooling systems for agricultural production, creating a circular energy economy.

Council leader Rob Waltham highlighted the transformative economic impact for the local community, stating, "The numbers attached to this project are eye-watering... but what really matters is what it means for residents in North Lincolnshire." He described the venture as a "once-in-a-generation investment opportunity," affirming that "North Lincolnshire remains a place where major industries choose to invest, grow and create jobs."

The development is expected to generate approximately 900 long-term, highly skilled operational positions. Furthermore, the council estimates that thousands of construction roles will be created over the project's decade-long build phase.

The approval of Elsham Tech Park signals a major step in the UK's strategy to expand its high-performance computing footprint. By combining large-scale AI capacity with a pioneering waste-heat reuse scheme, the project could set a new benchmark for sustainable data center development, potentially influencing future projects both domestically and internationally.
