Tract Doubles Austin-Area Data Center Campus to 3,000 Acres, 4GW Capacity January 14, 2026 In a major expansion underscoring the intense demand for large-scale digital infrastructure, master-planned data center park developer Tract has nearly doubled the size of its planned campus near Austin, Texas. The move positions the Caldwell Valley Technology Park as one of the largest and most powerful data center developments in the state, catering to the surging needs of hyperscalers, cloud providers, and AI-driven enterprises. The company announced this week the acquisition of an additional 1,458 acres of contiguous land, expanding the total site in Caldwell County to approximately 3,000 acres. This significant land bank, located strategically between Austin and San Antonio, is now projected to support up to 4 gigawatts (GW) of critical IT load at full build-out. Tract first entered the Texas market in May 2025 with a 1,515-acre purchase for the park, which was initially estimated to support over 2GW. The expansion is backed by concrete power infrastructure plans. Tract, in collaboration with utility partners Bluebonnet Electric Cooperative and the Lower Colorado River Authority (LCRA), is planning an on-site substation capable of scaling to 1.6GW. The first 250 megawatts (MW) of capacity from this infrastructure is already contracted for delivery in the first quarter of 2028. Furthermore, the company has initiated plans for on-site, grid-connected power generation, reported to be a natural gas plant, to enhance the site's energy resilience and capacity. "We are happy to expand in Caldwell County, creating one of the largest data center campuses in Texas that is close to a robust workforce and strategically located for all data center use cases," said Graham Williams, President of Tract. He attributed the decision to "the uniqueness of this location and support from our local partners." The development reflects Tract's aggressive national land banking strategy. The Colorado-based company, founded by former Cologix CEO Grant van Rooyen, now controls over 25,000 acres of land across the United States with more than 25GW of planned capacity. Its portfolio includes massive campuses exceeding 1,000 acres and 1GW in Arizona, Iowa, Nevada, Texas, Utah, and Virginia. For the Austin-San Antonio corridor, this expansion solidifies its status as a premier destination for data center investment, driven by favorable economics, available land, and growing connectivity. Local officials welcomed the deepened commitment.
