RadiusDC, a data center firm backed by investment manager Blue Owl, is moving forward with plans to construct a new campus on the outskirts of Indianapolis, Indiana, signaling sustained demand for digital infrastructure beyond primary hubs. According to local reports and municipal documents, the Plainfield Plan Commission unanimously approved a primary plat petition for the project this week. The proposal, submitted by Radius Data Centers via the entity Radiant DC REIT III-B, LLC, involves the construction of two data center buildings on a combined 31-acre site at the southeast corner of Smith Road and Allpoints Parkway. Each facility is planned to span approximately 100,835 square feet (9,368 square meters). The site, currently zoned for office and warehouse use, is located in the town of Plainfield in Hendricks County, on the southwestern periphery of the Indianapolis metropolitan area. The project now awaits final approval from the Plainfield Town Council, with a hearing scheduled for the coming week. While the development has garnered some local opposition, evidenced by a recently launched online petition, the petition had gained only 43 signatures within its first day. This planned campus represents a strategic expansion for RadiusDC, which was launched in 2022 by IPI Partners with a focus on metro and edge markets. IPI Partners was subsequently acquired by Blue Owl in a deal valued at approximately $1 billion. The company has been actively growing its national footprint, with existing or developing facilities in markets including Denver, Miami, Nashville, and Atlanta, where it recently acquired the 55 Marietta carrier hotel. The move into the Indianapolis area underscores the region's growing appeal as a data center location, offering connectivity, available land, and favorable power economics.
