WhiteFiber Secures Major AI Infrastructure Contract with Nscale

In a significant move for the AI infrastructure sector, data center developer WhiteFiber Inc. has secured a landmark, decade-long colocation agreement with Nscale Global Holdings. The deal, valued at approximately $865 million, underscores the intense demand for high-capacity computing facilities to power the next generation of artificial intelligence applications and highlights the strategic importance of established data center hubs.
The agreement, finalized on December 18 through WhiteFiber's subsidiary Enovum Data Centers Corp., anchors Nscale's AI infrastructure at the flagship NC-1 campus in Madison, North Carolina. The contract covers the initial 40 megawatts of critical IT load, structured as a modified gross colocation lease to be deployed in two 20 MW phases. Billing for the first phase is scheduled to commence on April 30, 2026, with the second phase following on May 30, 2026. As part of the partnership, Nscale, which plans to serve major investment-grade technology clients globally, will receive priority notification for any future capacity at the NC-1 site.
The scale of the commitment is matched by the facility designed to host it. The NC-1 campus is a one-million-square-foot development on a 96-acre former industrial site, engineered to Tier 3-equivalent standards. It is built to support ultra-high-density environments of up to 150 kW per cabinet, backed by N+1 cooling and redundant power distribution. WhiteFiber has already de-risked the project with a $150 million equity investment.
To fund the construction of NC-1 and support broader growth, WhiteFiber is in advanced discussions for institutional financing. The company anticipates formalizing a credit facility in early 2026, which may include an accordion feature for additional capital. This deal not only provides a substantial, long-term revenue stream for WhiteFiber but also signals strong market validation for its large-scale, AI-ready campus strategy. It reflects a broader industry trend where hyperscale users are locking in massive, purpose-built capacity years in advance to secure their computational needs in an increasingly constrained market.
