Verdantas Proposes Major Data Center Development in Delaware

As demand for digital infrastructure continues its rapid expansion across the United States, developers are increasingly looking beyond traditional hubs to new markets with favorable conditions. Delaware, with its attractive tax structure, is now emerging as a potential contender in this nationwide build-out.
Engineering and environmental consulting firm Verdantas has submitted a land use application to develop a new data center campus in New Castle County, Newark. The proposal, filed in recent days, seeks to redevelop a 44-acre site currently occupied by the White Clay Center Industrial Park, located just off Ogletown Road.
The plans describe consolidating the existing seven buildings on the property into two structures and constructing new light industrial buildings, a guard house, a switchyard, and associated site improvements. The application explicitly identifies the intended use for the site as a data center. The project remains in the early stages of the local approval process.
The move signals a potential growth phase for Delaware's data center market, which has historically had a small footprint. Industry observers note the state's appeal is rising. Earlier this year, Susan Colby, a spokesperson for the Delaware Prosperity Partnership, the state's economic development organization, highlighted the trend, stating, "Given Delaware’s tax structure and its other favorable features, our state would be a highly competitive location for almost any company looking to establish a data center." She noted that data centers are "one of the hottest project trends across the US right now."
If approved, the Verdantas project would mark a significant step in diversifying the Mid-Atlantic's data center geography, potentially attracting further investment and high-tech development to the region by leveraging Delaware's business-friendly environment.
