HydraVault Secures Permit, Set to Launch 20MW South Loop Data Center in Chicago

A significant new data center project is moving forward in Chicago's South Loop, highlighting the continued expansion of critical digital infrastructure in a major metropolitan hub. The development addresses the growing demand for high-density, scalable computing power from sectors ranging from scientific research to government operations.

According to reports, a foundation permit has been issued to infrastructure firm HydraVault, clearing the way for the renovation of a two-story building at 2538 S. Wabash Avenue. Construction on the 76,000-square-foot facility is scheduled to commence before the end of the year. The project is backed by building owner Scott Greenberg, who detailed the plans at a recent community town hall. He indicated the data center would cater to a broad client base, including researchers and government agencies.

The facility is designed for high performance, with a total power capacity of 20 megawatts capable of delivering up to 200 kilowatts per rack. To manage this intensive power density, HydraVault will implement a hybrid liquid-and-air cooling system operating on a closed loop, which the company's website states will enable "scaleable usage." A consortium of leading firms is managing the buildout, including Gensler Architects, Terra Engineering, Power Construction, and Thornton Tomasetti.

This development repurposes a site where a previous proposal for a $30 million esports stadium failed to materialize. It enters a competitive Illinois market, which is home to over 184 data centers, with more than 95 located within Chicago itself. The project underscores the strategic importance of urban centers for data infrastructure, offering proximity to network hubs and a diverse range of potential enterprise and institutional customers.
