International property group Goodman has unveiled plans to develop a major data center campus in the heart of Silicon Valley, a strategic move that expands its footprint in the North American digital infrastructure market.
The company confirmed this week that it will develop a two-building data center campus on a recently acquired 45.8-acre site in San Jose. The project, slated for completion by 2028, will total 414,000 square feet (38,460 square meters) and offer up to 97.3 megawatts of critical IT power.
The property, located at 350 and 370 West Trimble Road in Santa Clara County, was purchased from an affiliate of LBA Realty for $200 million earlier this month. The site is currently occupied by lighting manufacturer Lumileds and features two existing R&D buildings encompassing 500,350 square feet (46,485 square meters), which will be available for lease from October 2026.
The entire estate will be rebranded as the 'Goodman Innovation Centre San Jose' to reflect its new mixed-use purpose, combining data center capacity with research and development space.

The development plans follow previous filings by LBA Realty to construct two data centers on the adjoining plots. The proposed blueprint includes a 206,300-square-foot (19,165 sqm) data center on an 18.1-acre plot, which will also accommodate offices and an electrical substation. A second 10.3-acre plot is designated for a 208,000-square-foot (18,654 sqm) facility that will also include office space.
This project marks a significant continuation of Goodman's strategic pivot from its traditional focus on logistics and industrial real estate into the data center sector. The company reports a global power bank of 5 gigawatts across 13 cities, with 2.7GW secured and a further 2.3GW in advanced procurement stages. Goodman has a growing portfolio of data center projects in operation or development across key international markets, including Hong Kong, Australia, Germany, France, Japan, and the United States.
The Silicon Valley announcement comes shortly after the company topped out construction on a 32MW data center in Los Angeles, California, which is scheduled to be handed over next year.
