BluSky AI looks to lease land in Utah for 4MW data center site

Company signs deal for 16,000 sq ft site in Nephi


Nascent AI cloud firm BluSky AI Inc. is leasing land in Utah for a planned data center.


The company this week announced the execution of a non-binding Letter of Intent (LOI) to lease approximately 16,000 square feet (1,485 sqm) at 1358 N 200 W, Nephi, in Juab County.


The OTC-listed firm is planning to launch a new GPU cloud through its SkyMod data center modules.


Nephi is a city located some 80 miles (128.7km) south of Salt Lake City. The LOI outlines BluSky AI’s plans to lease a pad on the northwest corner of the parcel, with additional acreage available to accommodate expanded capacity as needed.


“This location represents a strategic milestone in our multi-state infrastructure roadmap,” said Trent D’Ambrosio, CEO of BluSky AI. “Nephi offers the right mix of scalable power, geographic resilience, and community alignment to support our mission of democratizing access to high-performance AI compute.”


Under the proposed lease terms with TNT Land and Holdings LLC, BluSky AI will pay a base lease rate of $4,000 per month, escalating to $28,000 per month upon full activation of 4MW of capacity. The NNN lease includes a two percent annual escalation, and spans ten years with two optional five-year extensions.


BluSky AI was previously a mining company called Inception Mining that was founded in 2007 before rebranding as a modular data center company in April 2025 and divesting many of it mining assets.


BluSky has secured land for development in Milford, Utah; Wells, Nevada; and Huerfano County, Colorado.


CEO D’Ambrosio was previously involved with a company known as RackScale Data Centers, but it’s unclear if any data centers were ever delivered.
