Malaysia’s NCT Alliance Berhad Signs Term Sheet to Sell 100-Acre Site for 800MW Data Center

Malaysian property developer NCT Alliance Berhad has signed a preliminary agreement to sell a 100-acre parcel within its industrial park outside Kuala Lumpur, paving the way for the construction of an 800MW data center. The deal underscores the growing momentum of Southeast Asia’s data center market, particularly in Malaysia, as global operators race to expand capacity in the region.

The company announced this week that it had entered into a term sheet — a non-binding preliminary agreement similar to a letter of intent — with an unidentified developer for the sale of land within the NCT Smart Industrial Park. Located in southern Selangor, approximately 60 kilometers from the Malaysian capital, the industrial and science park is set to span 732 acres and will be developed in five phases.

NCT Alliance said the buyer would be a “global data center operator,” but declined to disclose further details about the company’s identity. The developer is expected to build a massive 800MW facility on the site, one of the largest single-campus projects proposed in Malaysia to date.

NCT Alliance Berhad is a well-established real estate developer in Malaysia, with a portfolio that includes residential properties, hotels, and business and industrial parks. The potential sale marks a strategic shift into the high-demand data center segment, reflecting broader trends in the country’s property and infrastructure sectors.

Most of Malaysia’s existing data center capacity is concentrated in the Klang Valley — a region encompassing Kuala Lumpur, Selangor, and Putrajaya — as well as in the southern state of Johor. The Selangor site’s proximity to the capital and existing infrastructure makes it an attractive location for hyperscale development. Industry analysts note that the entry of a global operator into this area could accelerate competition for land and power resources, while also boosting local investment in energy and connectivity infrastructure.
