AWS Signs 20-Year Lease for Data Centre at Kildare Innovation Campus

Amazon Web Services (AWS) has secured a 20-year lease on a data centre facility located at the Kildare Innovation Campus, marking a significant long-term commitment to expanding its cloud infrastructure in Ireland. The deal underscores the growing demand for hyperscale data centre capacity in the Dublin region, where space and power constraints have made such sites increasingly valuable.

The lease was finalized earlier this month, with AWS emerging as the anchor tenant for the facility. The data centre, which is part of a broader development on the sprawling campus, is expected to support AWS's expanding customer base in Europe, providing critical cloud computing and storage services. While the exact financial terms of the lease were not disclosed, industry sources indicate that the agreement reflects a multi-million euro investment over the two-decade period.

The Kildare Innovation Campus is located approximately 40 kilometers west of Dublin, an area that has become a key hub for data centre development due to its access to renewable energy and robust fibre connectivity. The site was originally developed by a joint venture between Irish property firms, with the intention of attracting major technology tenants. "This long-term lease with AWS is a testament to the strategic importance of the Kildare Innovation Campus as a premier location for digital infrastructure," the developer said in a statement.

The deal is particularly notable given the ongoing debate in Ireland over data centre energy consumption and grid capacity. In recent years, EirGrid, the state-owned electricity operator, has imposed restrictions on new connections for data centres in the Dublin area due to grid constraints. However, the Kildare site is believed to benefit from dedicated power infrastructure, allowing the project to move forward. AWS's commitment may also signal a shift towards locating large-scale facilities outside the immediate Dublin area to alleviate pressure on the national grid.

For AWS, the lease strengthens its foothold in Ireland, where it already operates multiple data centres. The company has been aggressively expanding its European footprint to meet the surging demand for cloud services driven by artificial intelligence, machine learning, and enterprise digitalization. Analysts suggest that this 20-year commitment provides AWS with the long-term capacity needed to support its growth trajectory in the region, while also offering the developer a stable, blue-chip tenant for the foreseeable future.
