Cologix Acquires 38 Acres in Virginia's 'Data Center Alley' for Major New Hub

In a significant move underscoring the relentless demand for digital infrastructure in core markets, Cologix, a leading North American data center and interconnection provider, has secured a major land parcel in Ashburn, Virginia. The acquisition of 38 acres in Loudoun County's famed "Data Center Alley" positions the company for a substantial expansion of its footprint in the world's most concentrated data center market. The company announced this week that it has acquired the land on Beaumeade Circle, with plans to develop a new, state-of-the-art interconnection hub. Preliminary planning for the project is anticipated to commence around 2030. The initial phase of the development is slated to offer 85 megawatts of critical IT power capacity, with a long-term expansion capability to surpass 300MW, reflecting the scalable demand from hyperscale cloud and AI workloads. Laura Ortman, CEO of Cologix, emphasized the strategic importance of the location, stating, "As the global epicenter of digital infrastructure, Ashburn offers unmatched scale, density, and strategic importance. Opportunities to acquire land of this caliber, in the center of Data Center Alley, are exceptionally rare." Ortman added that the investment reflects the company's "long-term conviction in the market" and commitment to delivering next-generation interconnection, AI, and hybrid cloud services. She also noted Cologix's focus on building responsibly, aiming to minimize water consumption and optimize power usage beyond industry averages. The Stonepeak-owned operator currently manages a portfolio of more than 40 facilities across 12 markets. Its existing presence in Ashburn includes the ASH1 facility, a 455,000-square-foot, three-story data center located at 21745 Beaumeade Circle that offers 120MW of capacity. The new land acquisition, situated in the immediate vicinity, represents a deliberate doubling down on a proven location. This expansion is a clear signal to the industry that established players are aggressively securing scarce, well-connected land to meet the explosive growth driven by artificial intelligence and hybrid cloud adoption, further cementing Northern Virginia's status as the indispensable nucleus of global digital infrastructure.
