Plans Unveiled for Massive 5 Million Sq Ft Data Center Campus Near Atlanta January 07, 2026 A major new data center campus, spanning nearly five million square feet, is proposed for the Atlanta metropolitan area, underscoring Georgia's rapid ascent as a critical hub for digital infrastructure. The project highlights the intense demand for computing capacity driven by artificial intelligence, cloud services, and enterprise digitalization, pushing development beyond traditional primary markets. According to public filings, Wallace Jackson, LLC has submitted a Development of Regional Impact (DRI) application to the Georgia Department of Community Affairs for the "Wallace Jackson Data Center Campus." The proposed site encompasses 189 acres on Jackson Road in Griffin, located in Spalding County approximately 40 miles south of Atlanta. The plans call for the construction of up to ten buildings, totaling 4.986 million square feet (463,215 square meters) of space, with a potential build-out timeline extending to 2035. The application, which seeks a rezoning and a variance for the property, is scheduled for discussion by Spalding County officials next week. Local reports indicate the plans were initially filed last year and were tabled pending further review. The landowner is linked to local developer Doug Adams of Havenwood Holdings. If approved, this campus would significantly expand the data center footprint in Spalding County. Just last year, the county's board of commissioners approved two other major projects: an eight-building, 127-acre campus by Spalding Investments LLC and the 2.55 million square foot "Project Spalding" by Montana Property Group LLC. Combined, these three projects represent a potential investment in over 11.4 million square feet of new data center space in a single county. The scale of this latest proposal reflects a broader transformation of the Atlanta region. Once considered a secondary market, the area has seen a surge in development applications, with dozens of buildings and tens of millions of square feet proposed in recent years. This influx is fueled by the region's favorable power costs, robust fiber connectivity, and strategic location in the southeastern United States, making it a prime destination for hyperscale cloud providers and colocation firms looking to diversify beyond Northern Virginia.
