Data center developer Edged has filed regulatory plans to build a massive new campus outside Austin, Texas, marking one of the largest single investments in the region's digital infrastructure. The project underscores the surging demand for data center capacity in secondary markets surrounding major Texas cities, driven by the rapid expansion of cloud computing and artificial intelligence workloads.

Edged submitted an application with the Texas Department of Licensing and Regulation for a facility in Maxwell, an unincorporated community in Caldwell County, located along the corridor between Austin and San Antonio. The initial building, a single-story structure at 11255 Hwy 142, will total approximately 869,685 square feet. Construction is scheduled to begin in June 2026 and conclude by June 2028. At full build-out, the campus is expected to span more than two million square feet across two buildings, with a total planned investment of $2.8 billion. County officials have already approved a tax abatement for the project, which could ultimately see as much as $7.3 billion in total investment over its lifecycle.

The land for the development is owned by Capital Land Investments I LP. Edged is targeting a 330-acre site near the LCRA Timmerman Power Plant, a 380-megawatt natural gas peaker plant that came online last year, ensuring access to reliable power for the energy-intensive facility. An initial application for the project was filed late last year without Edged's name attached; the developer's involvement was confirmed through Caldwell County meeting notes from earlier this year.

Edged, formerly known as Edged Energy, is a portfolio company of Endeavour, which was founded by Aligned founder Jakob Carnemark. The company operates or has facilities under development across multiple U.S. states—including Missouri, Arizona, Texas, Georgia, Iowa, Ohio, and Illinois—as well as in Spain, Portugal, and other European markets. In Texas, Edged already operates a data center in Irving, outside Dallas, which launched in January 2025 with 24 megawatts of capacity. The company secured permission in January 2026 to add a second 24-megawatt building on that site, and is also exploring a separate campus near Fort Worth, though details remain limited.

The Caldwell County development places Edged alongside other major data center developers targeting the area. Prime and PowerHouse are also planning campuses in the county, reflecting a broader trend of data center investment shifting to exurban locations where land and power are more readily available. The project is expected to significantly boost local economic activity and tax revenue, while also highlighting the growing infrastructure demands of the digital economy.
