Amazon Web Services Plans Major $750 Million Data Center Investment in Clinton, Mississippi

Amazon Web Services (AWS) is poised to make a significant entry into Clinton, Mississippi, with a planned $750 million data center project, marking a continued expansion of hyperscale infrastructure in the state. The move underscores the strategic push by cloud giants to establish capacity in emerging markets with favorable economic conditions and available land.
The Clinton Board of Aldermen has approved a crucial Fee-in-Lieu of Taxes (FILOT) agreement for the project, following a special meeting held on January 15. While official confirmation from AWS is pending, local reports indicate that Amazon secured a 99-acre plot of land on February 13. The facility will be situated at 1001 Industrial Park Drive within the Clinton Industrial Park, redeveloping a former Milwaukee Tool building. The existing property spans 730,000 square feet on a 55-acre site, with AWS reportedly acquiring an additional 44 acres. The final agreement still requires approval from the Mississippi Development Authority.
Addressing community concerns, Clinton Mayor Will Purdie issued a statement clarifying the project's scope. He sought to distinguish it from other recent data center developments in the state that have raised environmental questions. “The project proposed in Clinton is fundamentally different,” Purdie stated. “The proposed Clinton project does not involve a power plant and will use power supplied by Entergy through the existing power grid… the proposed location is deep within an established industrial area, well removed from residential neighborhoods.” He further emphasized that the facility would not use potable water for cooling and would not impact utility rates for residents.
Mayor Purdie hailed the investment as “the largest economic development project in the history of the City and Hinds County,” projecting that it will inject millions of dollars annually into the city's budget and the Clinton Public School District. The project arrives following Milwaukee Tool's closure of its Clinton facility in 2023, which had opened in 2021 after a $7 million investment.
This development is part of a broader wave of hyperscale investment in Mississippi. In early 2024, AWS was confirmed as the developer behind the $10 billion "Project Atlas" in nearby Madison County, a multi-complex campus spanning approximately 1,700 acres expected to create over 1,000 jobs. Additionally, a separate $3 billion AWS campus was announced for Vicksburg late last year. The Clinton project, while smaller in scale, reinforces Mississippi's growing appeal as a data center hub, offering available industrial space and strategic incentives to attract major digital infrastructure investments.
