Former Sprint data center in Knoxville, Tennessee available to lease

A former Sprint data center in Tennessee is available to lease.


CBRE is listing 3575 Workman Road in Knoxville as available to lease. The entire 13,200 sq ft (1,226 sqm) site is available at $12 per sq ft – which totals $158,400.


The site, located in the Midpark Business Park, is being described as a flex property available via a sublease expiring in June 2028.


Knox County records suggest the site was previously occupied by Sprint, describing the property as a telecommunications facility in a 2018 filing.


Images in the sales brochure suggest the property is empty, but it's unclear when Sprint exited the site.


T-Mobile acquired Sprint for $26 billion in 2018, closing the deal in 2020. Since then, a number of vacant or soon-to-be vacant former Sprint data centers occupied by T-Mobile have come onto the market over the last year or so.


Small facilities in Texas, Florida, Iowa, and Maryland have been listed for sale - many stating that T-Mobile was exiting the sites due to already having data centers in the area.


Separately, T-Mobile sold its Wireline business to Cogent Communications for just $1 in September 2022. Much of the business sold to Cogent was Sprint‘s legacy US long-haul fiber network, with Cogent converting dozens of Sprint switch sites into colocation facilities. Cogent has started putting several up for sale or lease.
