Japan's fantasista to Develop 200MW AI Data Center in Sendai with ¥400 Billion Phase I Budget

Japanese real estate and infrastructure group fantasista has decided to develop a large-scale AI data center in Sendai, Miyagi Prefecture, leveraging a roughly 71,787-square-meter (approximately 21,715 tsubo) parcel of land held by its consolidated subsidiary NC MAX WORLD. The decision, approved at a board meeting on September 9, 2026, marks the company's entry into the AI infrastructure sector and reflects the surging demand for computing capacity driven by the rapid spread of generative AI.

The planned facility is designed for a total grid connection capacity of 200MW. The first phase of the project is targeting development approval during fiscal 2028, with an estimated project budget of approximately ¥400 billion. The site is located in the Aoba Ward of Sendai, adjacent to Miyagi Prefectural Route 37 and roughly 10.5 kilometers from central Sendai via the Sendai Western Road, as well as about 2.6 kilometers from the Sendai-Miyagi interchange on the Tohoku Expressway, offering access to both the metropolitan area and major arterial roads.

Tohoku Electric Power Network has issued a preliminary assessment confirming the technical feasibility of supplying 200MW of power to the site — a critical factor for AI data centers, which consume substantially more electricity than conventional facilities. The company noted that the availability of power supply infrastructure has become a decisive factor in site selection for such projects.

The site has also been positioned as a candidate location under the "Data Center Cluster GX Strategic Region (Miyagi Prefecture and Sendai City Area)" plan submitted by the prefecture and city to Japan's Ministry of Economy, Trade and Industry. The initiative aims to promote the clustering of data centers in the region. fantasista said it will continue discussions with local governments and stakeholders to ensure the development harmonizes with the surrounding environment and coexists with the local community.

The move represents a strategic pivot for fantasista, which has historically focused on real estate and expanded into grid-scale battery storage and hotel operations. By repurposing the roughly 21,715-tsubo land asset for AI infrastructure, the company aims to create new corporate value. The company had originally announced the acquisition of the Sendai property in July 2024, and the latest decision formalizes its use for AI data center development.

Going forward, fantasista and NC MAX WORLD plan to advance consultations with administrative agencies, power utilities and other relevant parties, with the goal of obtaining development approval during fiscal 2028 and finalizing conditions related to land development, infrastructure and power supply. The company cautioned that the current plan is subject to change based on future discussions and reviews.
