Fortune Hospitality & Infra Plans US$6.2 Billion Hyperscale Data Center Park in Telangana

India's data center market is attracting a new entrant, with Fortune Hospitality & Infra unveiling plans to develop a hyperscale data center campus near Hyderabad, the capital of Telangana state. The proposed project underscores the accelerating race among Indian conglomerates to capture a share of the country's rapidly expanding digital infrastructure market, driven by surging demand for AI, cloud, and high-performance computing capacity.

The company has earmarked 200 acres of land adjacent to Bharat Future City for the development, which is designed to support IT loads of up to 1,600 MW. The estimated initial outlay for the project stands at ₹600 billion (US$6.2 billion), though this figure could rise to ₹1 trillion (US$10.4 billion) upon full buildout, according to ET Datacenters. The campus is positioned to anchor the growth of digital corridors in the region.

CH. Rama Krishna, Managing Director of Fortune Hospitality & Infra, told Business Standard that the project is being developed in collaboration with leading global data center operators and hyperscalers, with sustainability embedded into the design. "India's demand for AI-ready digital infrastructure is expanding rapidly," he said.

The park will be structured around four independently operable hyperscale modules, each rated at 400 MW of capacity, collectively supporting between 1,200 and 1,600 MW of IT capacity suitable for AI, cloud, colocation, and high-performance computing workloads. The project is being planned around a sanctioned power capacity of 2,000 MVA from TGTRANSCO, the state transmission utility.

On the sustainability front, Krishna said the park will utilize treated graywater alongside low-water cooling technologies and closed-loop water management systems, a combination expected to significantly reduce freshwater demand. Long-term solar and wind procurement will also form a critical component of the park's power strategy, he added.

The Fortune Data Center Park remains at the proposal stage and is subject to land allotment and regulatory approvals. Its eventual realization would add substantial capacity to Telangana's fast-growing data center ecosystem. In February 2026, the state government signed a Memorandum of Understanding with a joint venture between UPC Renewables Group and Volt Data Centers to establish a 100 MW AI data center at Bharat Future City. More recently, in June 2026, Chief Minister A. Revanth Reddy directed state officials to prepare a detailed report on the water, electricity, and connectivity requirements for a proposed 1,500-acre data center city located approximately 55 km from Hyderabad.
