Australia’s CDC files plans for 144MW data center in Sydney’s Kemps Creek

Australian data center operator CDC has submitted a planning application to develop a new hyperscale campus in Sydney, marking another major expansion in one of the Asia-Pacific region’s most active data center markets.

The company filed a SEARS application with the New South Wales government for a data center at 871-901 Mamre Road in Kemps Creek, located in Sydney’s western corridor. The project, spanning an 88.4-hectare site, includes a single four-story building designated KC1, which would deliver 144MW of IT capacity across approximately 34,000 square meters (365,970 square feet), along with an on-site substation building.

Investment in the project could reach AU$1.8 billion (US$1.2 billion), according to the filing. The site, which comprises four parcels of land, currently contains two dwellings and several agricultural structures, including paddocks, cattle sheds, and chicken sheds from a former poultry farm.

The Kemps Creek area has emerged as a focal point for data center development in Sydney. Microsoft, Stockland, and ISPT are all known to be advancing projects in the vicinity, underscoring the region’s growing importance as a digital infrastructure hub.

CDC, founded in 2007 and backed by investment firm Infratil, operates nearly 20 sites across Sydney, Canberra, Melbourne, and Auckland, New Zealand. The company currently has more than 600MW of data center capacity in operation and development across those markets, including 70MW in New Zealand. Its future development pipeline now totals a further 1.6GW through 2034.

In Sydney, CDC already operates two campuses. The Eastern Creek campus has four live buildings—EC1 with 7MW, EC2 with 20MW, EC3 with 42MW, and EC4 with 54MW—with construction starting on the site in 2018. Two additional buildings, EC5 and EC6, are under construction and could add more than 100MW combined. The company’s Marsden Park campus, still in development, could offer more than 504MW of capacity with potential to scale to around 1GW; CDC broke ground on that site in late 2024.

The new Kemps Creek proposal reflects the sustained demand for large-scale data center capacity in Sydney, driven by cloud adoption and artificial intelligence workloads. If approved, the project would further solidify CDC’s position as one of Australia’s largest data center providers and contribute to the country’s expanding digital infrastructure landscape.
