Fortune Hospitality Plans Rs 60,000-Crore AI Data Centre Park in Telangana With 1,600 MW Capacity

Hyderabad-based Fortune Hospitality and Infra has announced plans to develop a hyperscale artificial intelligence data centre park in Telangana, with an initial investment of Rs 60,000 crore (approximately $7.2 billion), in a move that underscores the accelerating race among Indian conglomerates to build AI-ready digital infrastructure.

The proposed Fortune Data Center Park will be developed on approximately 170 acres in Kandukur Mandal of Ranga Reddy district, within the Hyderabad Metropolitan Region. According to company documents, the campus is designed to support 1,200 to 1,600 MW of IT load through four independently operable hyperscale modules, each capable of accommodating up to 400 MW for AI, cloud, colocation and high-performance computing workloads.

The company said cumulative investment could rise to Rs 1 lakh crore as additional phases and operator infrastructure are commissioned. The project is being developed by Fortune Hospitality and Infra LLP through its special purpose vehicle, Sudeeksha Estates LLP, in partnership with global data-centre operators and hyperscalers.

The development will proceed in phases, supported by a provisional power allocation from the state transmission utility. A TGTRANSCO letter dated June 27, 2026, provides for a provisional 2,000 MVA power allocation, with 400 MVA scheduled for delivery by December 2027. Under the provisional schedule, the project is expected to receive its full 2,000 MVA requirement by December 2034.

The announcement is expected to generate approximately 1,000 direct jobs and 3,000 to 4,000 indirect jobs, according to the company. It comes just days after TCS subsidiary HyperVault unveiled plans for a large-scale AI data centre campus in Hyderabad with an investment of up to Rs 70,000 crore, signalling intensifying competition to establish India as a major hub for AI computing infrastructure.

The scale of the proposed campus reflects a broader industry shift toward gigawatt-class data centre developments, driven by surging demand for AI training and inference capacity. If realised, the Fortune Data Center Park would rank among the largest single-site data centre projects in India, strengthening Telangana's position as a preferred destination for hyperscale investment alongside established clusters in Mumbai and Chennai.
