Evolution Data Centres secures unnamed hyperscaler for first phase of Bangkok data center

Evolution Data Centres has signed a pre-lease agreement for the first phase of its inaugural data center campus in Bangkok, Thailand, marking a significant step in the company's Southeast Asian expansion strategy. The Singapore-headquartered developer said the initial phase of its TH01 project in the Bang Na district is now contractually committed to an unnamed “tier 1 global hyperscaler” under a multi-year agreement.

The first phase of TH01, which delivers 12MW of IT capacity, is fully sold and scheduled to become operational in the fourth quarter of 2026. Evolution noted that the subsequent phase of development will add 40MW of IT capacity, specifically tailored to support AI workloads. The second phase is expected to go live in the second quarter of 2027. Together, the campus spans approximately 20,470 square meters (220,335 square feet) of facility space.

Announced in June 2023 in partnership with Thai property developer Central Pattana PCL, TH01 was originally slated to come online in 2024. The project has since evolved in scope and timeline, reflecting the strong demand for hyperscale capacity in Southeast Asia's rapidly growing digital economy. In a LinkedIn post, Evolution CEO Darren Webb expressed enthusiasm about the milestone, stating he was “Looking forward to working with our new customer and delivering our future ambitious plans.”

The company is also advancing plans for a second Bangkok facility, TH02, a 200MW data center spanning 96,800 square meters (approximately 1 million square feet) in the Mueang Samut Prakan District. That project is targeted to come online in the second quarter of 2027, further cementing Evolution's presence in the Thai capital.

Founded in 2021, Evolution Data Centres has secured financial backing from Warburg Pincus since 2022, as well as investment from Zero Two, a division of the Abu Dhabi sovereign wealth fund. The company's regional portfolio extends beyond Thailand, with a 69MW project in the Philippines and a 52MW development in Ho Chi Minh City, Vietnam, both slated to go live next year, alongside an already operational 4.75MW facility in Hanoi.

The pre-lease agreement underscores the growing appetite from global hyperscalers for pre-committed capacity in emerging Southeast Asian markets. As cloud and AI-driven demand continues to outpace supply in established hubs, secondary markets such as Bangkok are increasingly becoming focal points for large-scale infrastructure investment. Evolution's ability to lock in a tier 1 tenant ahead of delivery signals confidence in the region's long-term growth trajectory and highlights the competitive dynamics shaping data center development across Asia.
