US data center developer Edged has reached a significant construction milestone at its Council Bluffs, Iowa campus, topping out two data center buildings that will anchor a planned 200MW digital infrastructure development in the fast-growing Omaha-Council Bluffs market.
The company announced last week that OMA01-1 and OMA01-2 have been structurally completed, marking a key phase in a project that broke ground in October 2025. The first building had previously been topped out in July, according to the company. Edged is working with Turner Construction and Jacobs on the two facilities.
The development, known as Project Lola, comprises two buildings each spanning approximately 285,445 square feet (26,520 square meters). Located at the intersection of College Road and East Kanesville Boulevard, the site is reportedly designed to deliver around 200MW of capacity. The land was previously approved for a logistics park in 2021 but remained undeveloped until Edged acquired it for its data center project.

Council Bluffs sits on Iowa's western border, adjacent to Omaha, Nebraska, a region that has attracted increasing data center investment due to its access to power infrastructure, favorable business climate, and central geographic position. Edged's expansion in the area reflects a broader trend of hyperscale and colocation operators moving into secondary and tertiary markets across the United States to meet surging demand for cloud and AI workloads.
Edged was founded by Jakob Carnemark, who also established Aligned Data Centers. The company's US entity, Edged US, is a portfolio company of Koch Real Estate Investments, according to Koch Inc.'s website. Across the United States, Edged has data centers either operating or in development in Missouri, Arizona, Texas, Georgia, Iowa, Ohio, Pennsylvania, and Illinois, with a small project also planned in Alabama. In Iowa, the company is developing a second campus outside Des Moines in addition to the Council Bluffs site.
The topping out of the two Council Bluffs buildings positions Edged to begin interior fit-out and systems installation in the coming months, though the company has not disclosed a target operational date. The project underscores the continued momentum in US data center construction, particularly in markets that offer scalable power and land availability for large-scale deployments.
